Dry rot and fungus
Dry Rot & Fungus Damage Inspection and Repair
Dry rot is wood decay caused by fungus, and it always starts with moisture. Zap finds the damage, points out the water source, and repairs the wood.
Office hours: Monday to Friday, 8 AM to 5 PM. Send a message any time.
What dry rot really is
Wood decay fungi break down wood that stays damp. The name dry rot is misleading, since the decay usually starts with a leak, poor drainage, or wood touching soil. By the time it is found, the wood may look dry and crumbly, but water got it there.
Where we find it
- Fascia boards and rafter tails under failing gutters
- Window sills and door thresholds that take rain
- Deck boards, joists, stair stringers and posts set in soil or concrete
- Subfloor around toilets, tubs and showers with slow leaks
- Siding and trim where sprinklers hit the house
Signs to look for
- Wood that is soft or spongy when pressed with a screwdriver
- Cracks across the grain in a checkerboard pattern
- Paint that bubbles and peels in the same spot
- A soft floor near a bathroom fixture
Repair, and fix the cause
We remove and replace the decayed wood and point out the moisture source we see so it can be corrected. Replacing the board without fixing the water just means doing it again later. See wood repair for the kinds of repairs we handle.

FAQ
Dry rot and fungus questions
Is dry rot the same as termite damage?
No. Dry rot is decay caused by fungus in damp wood. Termite damage is caused by insects. Both can show up on the same WDO report, and both are repaired the same way: replace the damaged wood and correct the cause.
Can dry rot spread to other wood?
Decay fungi spread through wood that stays damp. Fixing the moisture problem is what stops it.
Can you repair dry rot found on my WDO report?
Yes. Zap does every repair it recommends on its WDO reports, including fungus and dry rot repairs.
Do you fix the leak that caused it?
We point out the moisture source we see, such as a leaking fixture or wood touching soil, so it can be corrected along with the wood repair.
